2 Bathrooms Whispering Reeds is a detached riverside house in Horning, right in the heart of the Norfolk Broads. Sit out on the quay heading and watch the boats drift by, soak in your own private hot tub, then curl up by the wood burner once the sun goes down. With three double bedrooms, two shower rooms, an outdoor kitchen and room for two dogs, it's a lovely base for families, couples and friends. Horning's riverside pubs and tea rooms are just a 10-minute walk away.
Downstairs
The open-plan living space is the heart of the house, with large sliding glass doors that open straight onto the deck and garden, so you've got river views from the sofa. There's a wood burner with free logs for cosy evenings, plus a Smart TV, Blu-ray player, Xbox and Wii.
The kitchen is well equipped for proper holiday cooking, with an electric oven, induction hob, microwave, air fryer, slow cooker, dishwasher, Nespresso machine and an American fridge freezer with ice maker. The dining table seats six. There's also a utility space with a washing machine, iron and ironing board, and a ground-floor shower room.

All three beds are ottomans with plenty of storage underneath. A shower room with a heated towel rail completes the first floor.
Outside
The lawned garden runs down to the river, where a decked quay heading with corner seating is the perfect spot for watching the boats go by and spotting kingfishers, herons and, if you're lucky, otters. There are two decks lit up in the evening, an outdoor kitchen with a gas barbecue and outdoor dining, and a private hot tub for up to five. The balcony has a bistro table and heaters, so you can enjoy the view well into the evening.
Included
Bed linen, towels, logs for the wood burner, gas for the barbecue, superfast Wi-Fi, electric central heating and a welcome pack. Each shower room has a bar of hand soap and travel-size shampoo and body wash to get you started.
Horning is one of the prettiest villages on the Broads, with riverside inns, restaurants, tea rooms and small shops, all around a 10-minute walk from the cottage. You can hire a day boat or hop on a river trip in the village, and in summer there are boat races and a week-long regatta to watch from the riverbank.
Wroxham, the capital of the Broads, is 4 miles away, and BeWILDerwood treetop adventure park is a firm favourite with children. Norwich, with its cathedral, museums and shops, is 11 miles away, and Norfolk's sandy beaches are around 12 miles away. For something quieter, Horsey Windpump, Blickling Hall and Felbrigg Hall are all well worth a visit.

Up to 2 well-behaved dogs are welcome at £25 per dog. Please clean up after them in the garden.

Please supervise children near the water and in the hot tub at all times.

You'll have the whole house, garden, decks, hot tub and riverside quay heading to yourselves. There are two private parking spaces, extra on-road parking nearby, and an electric vehicle charger on site. This property offers self check-in via a key-safe, and full check-in instructions are sent 24 hours before you arrive.
Check-in is self-service, so you can arrive at your own pace. The Xscape Staycations team is available by message throughout your stay and replies quickly, so if you need anything at all, just let us know.
The garden leads down to the water's edge, so please keep a close eye on children and dogs outside.
All three bedrooms are upstairs, and there is a step at the front entrance.
Both bathrooms are shower rooms. There is no bath.
The hot tub seats up to five.
Your hot tub is fully drained, cleaned and refilled with fresh water before every single stay, never just topped up between guests. Together with a full professional clean of the home, this is what the cleaning fee covers. It means every guest gets a fresh, hygienic tub from the moment they arrive. Because it’s refilled for you, the hot tub may need a few hours to reach temperature after check-in. Please bring your own towels or robes for the hot tub.
There are CCTV cameras covering the parking bays outside. There are no cameras inside the cottage.
Fishing is available from the quay heading. You will need a rod licence and your own equipment. Pike fishing is especially good from November to January.
There is a 7kW EV charger on site. Please let us know before you arrive if you'd like to use it and we'll send you the access code. You'll need to bring your own Type 2 charging cable. Charging is billed at 30p per kWh used and settled after your stay.
