A three-bedroom lodge in a quiet, gated community on the Caldecott Hall estate in Fritton, on the edge of the Norfolk Broads. The layout is upside down, so the open-plan living space and balcony sit upstairs to make the most of the views across the golf course, with three bedrooms below. There's a private hot tub on the lower deck and underfloor heating for cooler months. The estate pool, golf and restaurant are a short stroll away. Sleeps 6.

The space

Stargaze has an upside-down layout, designed to make the most of the light and the views across the fairways.

Upstairs: living, dining and kitchen
The open-plan living space is the heart of the lodge, with big windows looking out over the golf course. The kitchen is well equipped for family meals, with a dual oven, hob, dishwasher and Nespresso coffee machine, and there's a dining table for everyone. Step out onto the balcony for breakfast or a drink with a view.

Downstairs: bedrooms
All three bedrooms are on the ground floor, which keeps them cool and quiet.

Bedroom 3: two single beds, good for children or friends
There's also a family bathroom and a separate WC.

Outside
The ground-floor deck has a private hot tub, the perfect spot for stargazing on a clear night. Private parking is included.

Comfortable all year
Underfloor heating keeps the lodge warm in autumn and winter.

Included
Bed linen and bath towels. Each bathroom has a bar of hand soap and travel-size shampoo and body wash to get you started. A washing machine is provided.

The neighbourhood

Caldecott Hall is a country estate in Fritton, on the edge of the Norfolk Broads. On site there's a swimming pool in an 18th-century barn, with a hot tub and steam room, plus an 18-hole golf course, pitch and putt, and disc golf and foot golf for the whole family. Barn1 Bar & Restaurant serves breakfast and lunch daily, and dinner from Friday to Sunday.

Next door, Redwings Horse Sanctuary is home to nearly 100 rescued horses, ponies and donkeys, with free entry. Waveney Forest is close by for walks, and the beaches at Great Yarmouth and Gorleston are a short drive away.

House rules

Check-in is from 4pm and checkout is by 10am.
A maximum of 6 guests can stay.
Sorry, no pets.
No smoking or vaping inside the lodge.
No parties or events.
Please keep noise down on the deck and in the hot tub after 10pm, out of respect for our neighbours.

Hot tub
Please shower before using the hot tub.
Children must be supervised by an adult at all times in and around the hot tub.
No glass, food, bubble bath, oils or lotions in the hot tub.
Please don't use it after drinking heavily, and check with your doctor first if you are pregnant or have a heart or blood-pressure condition.
Put the cover back on and lock it after every use.
The hot tub seats up to 4 people.

Guest access

You'll have the whole lodge, the balcony, the hot tub deck and the parking to yourselves. Check-in is self-service, and full check-in instructions are sent 24 hours before you arrive.

The estate's pool, golf and restaurant are run by Caldecott Hall, open to everyone and paid for on the day.

Interaction with guests

We'll give you your privacy, but we're always close by. Stargaze is looked after by the Xscape Staycations team, and we're available by message throughout your stay if you need anything at all. If something needs fixing, just let us know and we'll sort it as quickly as we can.

You'll receive your check-in instructions 24 hours before you arrive, along with how the hot tub works and our local recommendations.

Other things to note

Your hot tub is fully drained, cleaned and refilled with fresh water before every single stay, never just topped up between guests. Together with a full professional clean of the home, this is what the cleaning fee covers. It means every guest gets a fresh, hygienic tub from the moment they arrive. Because it’s refilled for you, the hot tub may need a few hours to reach temperature after check-in.Please bring your own towels or robes for the hot tub, and keep the bath towels for indoors.

The coffee machine takes Nespresso pods, and the washing machine needs your own detergent.
The estate pool has set sessions, and children can usually swim from 10am. Sunday mornings are often busy with lessons, so it's worth checking session times with Caldecott Hall before you go.
Estate facilities are run by Caldecott Hall and charged separately.
The living space is upstairs and the bedrooms are downstairs, so there are stairs between them.
