5 Bathrooms Bracken and Bramble are two modern barns side by side overlooking Rookery Park golf course, booked together for up to 16 guests. Each has its own entrance, kitchen, lounge and enclosed garden, so the whole group can get together for meals and still have space to spread out. Between them there are 4 king bedrooms (2 en-suite), 2 single rooms with trundle beds and 2 sofa beds. Parking for 4 cars. Ideal for family reunions, get-togethers and golf trips. Dogs welcome.
You're booking both barns: Bracken Barn and Bramble Barn, two recently built homes next door to each other with the same layout. Each has its own front door, kitchen and living space, which makes it easy for two families or a bigger group to holiday together.

Bedroom 1: king-size bed with en-suite (a four-poster in Bracken)

Included
Bed linen and towels for everyone, including bedding for the trundle and sofa beds. Each bathroom has a bar of hand soap and travel-size shampoo and body wash to get you started.
Bringing your dog
Well-behaved dogs are very welcome at £25 per dog, up to 2 dogs per stay.
The barns sit in Carlton Colville on the edge of Lowestoft, looking out over the fairways of Rookery Park golf course, so evenings here are quiet.
Rookery Park Golf Club next door is a private members' club, run separately from the barns. It has an 18-hole course, a driving range, a pro shop and a clubhouse bar and restaurant, and visitors are generally welcome to play or eat there, paying the club directly. Please check with the club before you go.
Lowestoft's sandy beaches, Pleasurewood Hills and the South Pier are a short drive away. Oulton Broad, the southern gateway to the Norfolk Broads, is close by for boat trips and waterside walks, and Africa Alive at Kessingland makes a good family day out. Southwold and the Latitude festival site at Henham Park are within easy driving distance.
Check-in is from 4pm and checkout is by 10am.
A maximum of 16 guests can stay across the two barns.
Well-behaved dogs are welcome at £25 per dog, up to 4 dogs. Please keep them off beds and sofas and don't leave them alone in either barn.
No smoking or vaping inside the properties.
No parties or events. (unless discussed prior)
Please keep noise down after 10pm, out of respect for our neighbours on the estate.
Please put rubbish in the bins provided before you leave. Where to find them is in your arrival guide.
You'll have both barns, both rear gardens and the parking to yourselves.
Each barn has its own front door, with a keysafe at the side of the door. Full check-in instructions for both are sent 24 hours before you arrive. The golf course next door is a private members' club and isn't part of the property.
We'll give you your privacy, but we're always close by. Bracken and Bramble are looked after by the Xscape Staycations team, and we're available by message throughout your stay if you need anything at all. If something needs fixing, just let us know and we'll sort it as quickly as we can.

This booking is for two separate barns next door to each other, not one large house. Each has its own kitchen, lounge and garden.
Mobile signal can be weak on the estate. The Wi-Fi works well, so we recommend switching on Wi-Fi calling on your phone before you arrive.
The bedrooms in both barns are upstairs, with one flight of stairs.
Bedding for the trundle beds and sofa beds is kept under the stairs or in the black pouffe in each single room, ready for you to make up.
Each bathroom has a bar of hand soap and travel-size shampoo and body wash. For a longer stay, you may want to bring your own as well.
