2.5 Bathrooms A modern three-bedroom barn overlooking Rookery Park golf course in Carlton Colville, just outside Lowestoft. There's a four-poster king with en-suite, a second king room, a single room with a pull-out trundle and a sofa bed, so up to 8 can stay. Open-plan living, an enclosed rear garden and parking outside. A quiet base for families and groups, golfers and festival-goers, with the Suffolk coast and the Broads a short drive away. Dogs welcome.
Bracken Barn is a barn-style home overlooking Rookery Park golf course, finished to a high standard and set up for families and groups.
Living, dining and kitchen
The ground floor is open plan, with a comfortable lounge, a dining table for everyone and a well-equipped kitchen with dishwasher, oven, hob, microwave and coffee machine. There's also a washing machine and a downstairs WC.

Bedroom 1: four-poster king-size bed with its own en-suite
Bedroom 2: king-size bed
Bedroom 3: single bed with a pull-out trundle bed, so two can sleep here
The sofa bed in the lounge sleeps two more, bringing the total to 8.

An en-suite to the main bedroom, a family bathroom upstairs and a WC downstairs.
Outside
An enclosed rear garden with outdoor seating and a gas barbecue, ideal for a morning coffee or eating outside on a summer evening. There are 2 parking spaces right outside.
Included
Bed linen and towels are provided, including bedding for the trundle and sofa bed. Each bathroom has a bar of hand soap and travel-size shampoo and body wash to get you started.
Bringing your dog
Well-behaved dogs are very welcome at £25 per dog, up to 2 dogs per stay.
Booking for a bigger group? Bramble Barn next door has the same layout, and the two can be booked together for up to 16 guests.
Bracken Barn sits in Carlton Colville on the edge of Lowestoft, looking out over the fairways of Rookery Park golf course, so evenings here are quiet.
Rookery Park Golf Club next door is a private members' club, run separately from the barn. It has an 18-hole course, a driving range and a clubhouse bar and restaurant, and visitors are generally welcome to play or eat there, paying the club directly. Please check with the club before you go.
Lowestoft's sandy beaches, Pleasurewood Hills and the South Pier are a short drive away. Oulton Broad, the southern gateway to the Norfolk Broads, is close by for boat trips and waterside walks, and Africa Alive at Kessingland is ideal for a family day out. Southwold and the Latitude festival site at Henham Park are both within easy driving distance.
Check-in is from 4pm and checkout is by 10am.
A maximum of 8 guests can stay.
Well-behaved dogs are welcome at £25 per dog, up to 2 dogs. Please keep them off beds and sofas and don't leave them alone in the house.
No smoking or vaping inside the property.
No parties or events. (unless discussed prior)
Please keep noise down after 10pm, out of respect for our neighbours on the estate.

You'll have the whole barn, the rear garden and the parking to yourselves.
Check-in is self-service, with a keysafe at the side of the front door. Full check-in instructions are sent 24 hours before you arrive. The golf course next door is a private members' club and isn't part of the property.
We'll give you your privacy, but we're always close by. Bracken Barn is looked after by the Xscape Staycations team, and we're available by message throughout your stay if you need anything at all. If something needs fixing, just let us know and we'll sort it as quickly as we can.
You'll receive your check-in instructions 24 hours before you arrive.
Mobile signal can be weak on the estate. The Wi-Fi works well, so we recommend switching on Wi-Fi calling on your phone before you arrive.
The bedrooms are upstairs, with one flight of stairs.
Bedding for the trundle bed and sofa bed is kept under the stairs or in the black pouffe in the single room, ready for you to make up.
Each bathroom has a bar of hand soap and travel-size shampoo and body wash. For a longer stay, you may want to bring your own as well.
